DELSOL Avocats assisted the territorial development group REALITES and its subsidiary HEURUS, manager operating services residences for seniors, during the real estate investment operation carried out for the benefit of SCPI PRIMOVIE, SCPI of PRIMONIAL REIM, on a service residence for seniors located rue de la Barre in ANGERS in the context of an off-plan lease agreement (VEFA / BEFA).
PRIMOVIE will own the building acquired for sale in the future state of completion (VEFA) from REALITES and will lease in the future state of completion (BEFA) from HEURUS, in charge of the operation of the residence.
The sale is part of a global real estate program of two buildings, including the HEURUS residence offering 107 independent housings with outdoor space (balcony, terrace or garden) for a living area of nearly 5,000 m², more than 900 m² of service spaces and 38 parking spaces, for a delivery scheduled for the 2nd quarter 2023.
Created in 2013, HEURUS manages in a new and differentiated way a park of 4 residences for seniors. 8 new residences are currently under construction and HEURUS aims to reach around 40 residences by 2030. The HEURUS model distinguishes itself by its services to quality and integrated residents, thus rendered directly by HEURUS employees, and including support for everyday gestures.
